Our project management services include:

  • Preparation of preliminary budgets for the interior improvements at the various locations being considered by the client.
  • Interior Design and Mechanical/Electrical Design Services. Coordination of competitive bids and subsequent completion of planning and drawings.
  • IT, Audio Visual, Physical Security Design Services. Coordination of competitive bids and subsequent completion of planning and drawings.
  • Revise and submit updated budget based on design team drawings and discuss any potential cost savings measures.
  • Coordinate Landlord review and approval of plans.
  • Arrange for any subsequent revisions to plans based on client and Landlord review.
  • Prepare and submit building permit application on Client s behalf.
  • Prepare and distribute contract tenders to at least 3 pre-qualified contractors.
  • Open and review tenders with client and prepare contract for client and contractor execution.
  • Obtain and distribute various certificates of insurance.
  • Coordinate work schedule with Landlord and contractors.
  • Conduct regularly scheduled project meetings.
  • Monitor all work being completed to ensure compliance with various codes and building rules.
  • Coordinate installation of IT, Audio Visual, and Security systems.
  • Report on all financial matters related to the work in form satisfactory to the client.
  • Review and approval of all project trade invoices for client payment.
  • Ensure all aspects of the Construction Lien Act and the Health and Safety Act are in compliance.
  • Arrange for final testing and City inspection and obtain Occupancy Permit.
  • Coordinate client move with Landlord.

Kirby Gallagher's 43 years in commercial real estate has equipped him a high level of knowledge and experience. Prior to becoming a principal of Kerryhill, Kirby was Assistant Vice President of Real Estate for Sun Life Assurance Company of Canada; he was responsible for their 5.4 million square foot Sun Life commercial real estate portfolio in Eastern Canada. During his career, he has held senior management positions with a wide array of firms such as Manulife Financial, Clarica Life Insurance Company, Canderel Limited, and Prudential Insurance Company of America in Toronto.

Kirby is a graduate of the Real Estate and Property Management Program from Algonquin College of Applied Arts & Technology, acquired his RPA (Real Property Administration) designation from the Building Owners and Managers Institute International, and his commercial real estate license from the Ontario Real Estate Association. He is a past member and previous director of BOMA (Building Owners and Managers Association) Ottawa and BOMA Toronto

Bernard Myers joined Keryhill in 2023 as Project Leader. He is excellent at providing advice and management services to commercial tenants and institutional landlords. This includes asset management, project management, acquisition and disposition strategy, financing, property management, and leasing of office, industrial, retail and multi-family residential asset classes.

Commencing his career in Calgary, and residing in Ottawa since 2007, Bernie has over 30 years in senior positions in commercial real estate portfolio management responsible for asset management, acquisitions & dispositions, leasing, property management and project management with responsibilities in major markets across Canada. While in Montreal, Bernie oversaw the Western Canada real estate portfolio of a major Canadian Pension Fund.

Bernie strives to ensure client satisfaction through collaboration, consultation, and negotiation to ensure projects flow smoothly, objectives are met and successfully completed to the satisfaction of all parties.

Gayle is a graduate of a four-year Bachelor of Arts degree at the University of Toronto, a three-year Interior Design Program at Algonquin College, a Masters Certificate in Project Management from the Sprott School of Business at Carleton University in Ottawa and a certified LEED AP.

Gayle owned and managed a Design/Project Management company for 17 years, focused on managing a staff team of twelve to complete Tenant fit-up projects ranging from 5,000 - 150,000 square feet. The managed scope included project definition, consultant team assembly, design development, construction drawings, and tender management through to implementation and Move-in. Project values ranged from $500K to $10M. Gayle then moved on to the Defence industry to manage Lockheed Martin Canada's Real Estate and Facility Portfolio. In her role at Lockheed Martin Gayle managed the construction of office, lab and shipyard facilities to meet customer requirements.

Liz McCourt is an Ottawa-based Project Manager who has successfully delivered a wide variety of real estate capital projects in her 25 years of experience. Liz is skilled at working collaboratively with project teams to execute project objectives from conception through to completion. She possesses unique professional experience and insight having worked on diverse assignments including construction project management, IT/AV and security coordination. Liz has an innate ability to focus team activity, manage client requirements, track deliverables, and manage communication flow to reach project milestones.

Prior to working with Kerryhill, Liz managed accounts and delivered real estate, IT/AV and commercial security projects on behalf of a leading Ottawa-based service provider. Liz's responsibilities included managing client requirements, coordinating implementation programs and delivery team logistics. Her clients have included many regional, national and multi-national firms. Since 2018 Liz has been an instrumental part of the Kerryhill team, working with Senior Project Managers as part of a team-based, client delivery model. Liz's years of experience in both construction and real estate, as well as her ability to add-value to the project team, in numerous capacities, make her an indispensable resource and team member.
